<br />Resolution No. PC-9S-78 <br />Page 15 <br /> <br />These pumps and the force main are to be maintained by the <br />individual property owners, and shall be installed outside of <br />the public right-of-way. Prior to City Council approval of <br />the Final Map, the developer shall create on the Final Map a <br />private sanitary easement across these lots and the common <br />area for the sanitary force main. The developer shall <br />disclose to the potential buyers of the affected properties <br />that the maintenance, repair, and replacement of the grinder <br />pumps and the force main are their responsibility. Said <br />disclosure statement shall be approved as to form by the City <br />Attorney and City Engineer prior to the sale of these lots. <br /> <br />~ On-Site Operations <br /> <br />53. All existing wells on the site shall be removed or sealed, <br />filled and abandoned pursuant to Alameda County Ordinance 73- <br />68, prior to the start of grading operations unless Zone 7 <br />retains specific wells for observation wells, or special <br />approval is obtained from the City Engineer for temporary use <br />of an existing well for construction water. Any wells <br />designated for abandonment or any wells, encountered during <br />construction, are to be destroyed in accordance with a permit <br />obtained from Zone 7. <br /> <br />54. All existing septic tanks or holding tanks shall be removed or <br />sealed, filled, and abandoned, pursuant to the requirements of <br />the Alameda County Department of Health Services. <br /> <br />55. The developer's contractor (s) shall obtain an encroachment <br />permit from the City Engineer prior to moving any construction <br />equipment onto the site. <br /> <br />56. Any damage to existing street improvements during construction <br />on the subject property shall be repaired to the satisfaction <br />of the City Engineer at full expense to the developer. This <br />shall include slurry seal, overlay, or street reconstruction <br />if deemed warranted by the City Engineer. <br /> <br />57. The haul route for all materials to and from this development <br />shall be approved by the City Engineer prior to the issuance <br />of an encroachment permit. <br /> <br />58. The applicant shall submit a construction Best Management <br />Practices (BMP's) program for review and approval by the <br />Planning Director prior to issuance of building and/or grading <br />permits. These BMP's shall be implemented by the general <br />contractor and all subcontractors and suppliers of materials <br />and equipment. Construction site cleanup and control of <br />construction debris shall also be addressed. <br />
