<br />19. The applicant shall prepare a disclosure statement which informs all potential property <br />owners of: (a) the future extension of Rose Avenue and the creek frontage road, (b) the <br />typical activities and potential impacts of the Fairground to the south, which shall be <br />recorded in all property deeds; and (c) that all future homeowners shall be subject to these <br />PUD conditions of approval, which shall be attached to the disclosure statement Specific <br />details shall be submitted to the Planning Director for review and approval prior to final <br />map approval. <br /> <br />20. The applicant is responsible for dedicating the necessary right-of-way for the future Rose <br />Avenue street width. The developer shall install street frontage improvements per Chapter <br />19.40.010 of the Pleasanton Municipal Code and to the satisfaction of the City Engineer. <br />These improvements may include, but are not necessarily limited to, grading, curb, gutter, <br />and sidewalk along the north side of Rose Avenue. curb, gutter, landscaping on the south <br />side of Rose Avenue, paving, storm drain, sanitary sewer, water facilities, street lighting, <br />underground utilities, traffic control devices, landscaping and automatic irrigation systems. <br />Specific improvement details shall be submitted for review and approval with any <br />subdivision application and shall be shown on the tentative map <br /> <br />21. In conjunction with any tentative map application, specific plans for the Rose Avenue <br />extension from its current terminus across the subject site (either as a complete permanent <br />improvement or partially completed permanent improvement) shall be submitted for <br />review and approval. This plan shall show how Rose A venue will be extended including <br />all utilities, and landscape improvements The developer shall negotiate in good faith with <br />adjacent property owners to obtain the necessary right-of-way to construct the ultimate <br />configuration of Rose Avenue Should the ultimate improvements be provided, the <br />developer shall be eligible for reimbursement of the improvement costs for those <br />improvements not along the site's frontage as other developments occur <br /> <br />22. The applicant shall extend the existing 12 inch water line from its existing easterly <br />terminus westerly to the westerly boundary of the project site These improvements shall <br />be shown on the tentative map. <br /> <br />23. The applicant shall pay a pro-rata share of the future water and sewer main extension, <br />including other related costs, from the project site to Valley Avenue/Koll Center Parkway <br />as determined by the City Engineer Said costs shall be paid prior to approval of the final <br />map. <br /> <br />24. The applicant shall be responsible for the undergrounding of utilities within the site and the <br />undergrounding along Rose Avenue as determined by the City Engineer. The <br />undergrounding of utilities along Rose Avenue shall be along the site's frontage to <br />approximately Rose Lane at a maximum.
