<br />7. The final driveway configurations for Plans 3 and 4 shall be submitted for review and <br />approval prior to the issuance of building permits The revised driveway configuration for <br />these models with three-car garages shall have the same driveway opening width as those <br />for the models with two-car garages and shall be widened as they approach the garage to <br />provide an access to all garage bays. The landscaping in these front yard areas shall be <br />revised, subject to the review and approval by the Planning Director, to reflect these <br />modified garages <br /> <br />8. The design of the side and rear elevations on all four house models shall be modified to <br />include full trim treatment around all windows and doors. These revised building <br />elevations shall be submitted for the review and approval by the Planning Director prior to <br />the issuance of building permits. <br /> <br />9. The maximum floor area ratio (FAR) of the proposed homes on the lots at the time of <br />initial construction shall not exceed 40%. The developer shall record a deed restriction for <br />any lots with a 40% floor area ratio (FAR) at initial construction advising future <br />homeowners that no building additions or Class I accessory structures shall be added to <br />the property. These deed restrictions shall be subject to the review and approval of the <br />City Attorney and shall be recorded concurrently with the tinal map. <br /> <br />PARK IMPROVEMENTS <br /> <br />10. The developer shall construct the following improvements without any credit against the <br />in-lieu park fees required by City ordinance for the proposed residential units. The design <br />and construction plans for these improvements shall be submitted for the review and <br />approval by the City Engineer and Director of Parks and Community Services prior to the <br />recordation of the final map for the proposed residential subdivision. A timeline for the <br />expedient completion of these improvements shall be submitted for the review and <br />approval by the Director of Parks and Community Services prior to the recordation of the <br />final map for the residential project <br /> <br />a. Regrade and seed the new turf area to be added to the park and any disturbed <br />existing park turf areas. These areas shall also be maintained by the developer <br />until accepted by the Director of Parks and Community Services <br /> <br />b. Install 24" box size trees at a spacing not to exceed 40 ft on center along the <br />entire western side of the new park boundary, adjacent to the proposed project <br />street The species of these trees shall be determined by the Director of Parks and <br />Community Services <br /> <br />c. Install a meandering concrete sidewalk with earth mounding along the entire <br />western side of the new park boundary, adjacent to the proposed project street. A <br />connection shall be constructed linking this new sidewalk to the internal park <br />sidewalk! pathway system <br />
