<br />Resolution No. PC-95-64 <br />Page 3 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Z-95-l70 <br /> <br />1. Development shall be substantially as shown on the development <br />plans and color/material board, Exhibit A, dated August 28, <br />1995, on file with the Planning Department, except as modified <br />by the following conditions. Minor changes may be allowed <br />subject to the approval of the Planning Director if found to <br />be in substantial conformance to the approved exhibits. <br /> <br />2. The applicant shall effectively screen from view all ducts, <br />meters, air conditioning equipment, and any other mechanical <br />equipment, whether on the structure, on the ground, or on the <br />roof, with materials architecturally compatible with the main <br />structure. Screening details shall be shown on the plans <br />submitted for issuance of building permits, the adequacy of <br />which shall be determined by the Planning Director. All <br />required screening shall be provided prior to occupancy. <br /> <br />3. The applicant shall submit a final 1 ighting plan for the <br />building and the site for the review and approval of the <br />Planning Director pr ior to issuance of building permits. <br />Lighting shall be directed away from adjacent residences. <br /> <br />4. The colors of the bullding(s) shall be submitted to and <br />approved by the Planning Director prior to the issuance of a <br />building permit. Colors shall be consistent with approved <br />colors and shall be based on the Pantone color system. <br />Approved colors shall be stated on the plans submitted for <br />issuance of building permits. <br /> <br />5. All site improvements and construction activities shall be <br />limited to the hours of 8:00 a.m. to 5:00 p.m., Monday through <br />Saturday. All construction equipment must meet DMV noise <br />standards and shall be equipped with muffling devices. <br /> <br />6. This design review approval will lapse within one year from <br />the date of approval unless a building permit is issued and <br />construction has commenced and is diligently pursued toward <br />completion or an extension has been approved by the City. <br /> <br />Building <br /> <br />7. All dwelling units in the development shall be constructed to <br />meet Title 24 state energy requirements. <br /> <br />8. All building and/or structural plans must comply with all <br />codes and ordinances in effect before the Building Department <br />will issue permits. <br />
