Resolution No. PC-95-64 Page 3 EXHIBIT "B" Conditions of Approval Z-95-l70 1. Development shall be substantially as shown on the development plans and color/material board, Exhibit A, dated August 28, 1995, on file with the Planning Department, except as modified by the following conditions. Minor changes may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. The applicant shall effectively screen from view all ducts, meters, air conditioning equipment, and any other mechanical equipment, whether on the structure, on the ground, or on the roof, with materials architecturally compatible with the main structure. Screening details shall be shown on the plans submitted for issuance of building permits, the adequacy of which shall be determined by the Planning Director. All required screening shall be provided prior to occupancy. 3. The applicant shall submit a final 1 ighting plan for the building and the site for the review and approval of the Planning Director pr ior to issuance of building permits. Lighting shall be directed away from adjacent residences. 4. The colors of the bullding(s) shall be submitted to and approved by the Planning Director prior to the issuance of a building permit. Colors shall be consistent with approved colors and shall be based on the Pantone color system. Approved colors shall be stated on the plans submitted for issuance of building permits. 5. All site improvements and construction activities shall be limited to the hours of 8:00 a.m. to 5:00 p.m., Monday through Saturday. All construction equipment must meet DMV noise standards and shall be equipped with muffling devices. 6. This design review approval will lapse within one year from the date of approval unless a building permit is issued and construction has commenced and is diligently pursued toward completion or an extension has been approved by the City. Building 7. All dwelling units in the development shall be constructed to meet Title 24 state energy requirements. 8. All building and/or structural plans must comply with all codes and ordinances in effect before the Building Department will issue permits.
