Fast-growing shrubs shall be installed in a dense pattern <br />around the "mechanical room" of Medical Office Building 3, <br />where such shrubbery does not interfere with the use and <br />purpose of the room. <br /> <br />d. All new landscape irrigation shall conform to the State's <br />water conservation guidelines for landscape irrigation. <br /> <br />13. All trees used in landscaping be a minimum of 15 gallons in <br />size and all shrubs a minimum of 5 gallons, unless otherwise <br />shown on the approved landscape plan. <br /> <br />14. Six inch vertical concrete curbs shall be installed between <br />all paved and landscaped areas. <br /> <br />15. The developer shall provide root control barriers and four <br />inch perforated pipes for parking lot trees, street trees, and <br />trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of <br />review of the final landscape plans. <br /> <br />16. The developer shall enter into an agreement with the City, <br />approved by the City Attorney, which guarantees that all <br />landscaping included in this project will be maintained at all <br />times in a manner consistent with the approved landscape plan <br />for this development. Said agreement shall run with the land <br />for the duration of the existence of the structures located on <br />the subject property. <br /> <br />17. Prior to occupancy, the landscape architect shall certify in <br />writing to the Planning Director that the landscaping has been <br />installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of <br />plants and overall design concept. <br /> <br />Siqns <br /> <br />18. If signing for the development is desired, a comprehensive <br />signing program shall be submitted to the Planning Director <br />for consideration under separate application. <br /> <br />General Planninq Conditions <br /> <br />19. The developer shall submit a final lighting plan for the <br />building and the site for the review and approval of the <br />Planning Director prior to the issuance of building permits. <br />Lighting shall be directed away from adjacent residences. <br />
