<br />Resolution No. PC-95-60 <br />Page 4 <br /> <br />Proiect Specific Conditions <br /> <br />8. The applicant shall pay to the City its pro-rata share for <br />traffic mitigations for Medical Office Building 3 as required <br />by the reimbursement agreement for the Stoneridge Corporate <br />Plaza II (dated August 20, 1990), of which the applicant is a <br />designated contributor. The pro-rata share shall be <br />determined by the estimated peak hour trips generated by the <br />medical office building. Future reimbursement payments may be <br />required as indicated in the agreement for future hospital or <br />medical office building development on the site. Payment <br />shall be made prior to issuance of the building permit, unless <br />otherwise determined by the City Engineer and City Attorney. <br /> <br />9. If there appears to be a continual (as opposed to seasonal), <br />parking shortage after completion and occupancy of Medical <br />Office Building 3 or Medical Office Building 4, the applicant <br />shall apply for design review approval to construct additional <br />parking facilities to create a site-total lower ratio to be <br />determined by the Planning Director. <br /> <br />10. Building colors and materials shall be stated on the plans <br />submitted for issuance of building permits and shall reflect <br />the approved colors submitted to the Planning Department as <br />part of Exhibit "A". <br /> <br />11. Approval of Medical Office Building No. 3 in no way implies <br />approval, conditional approval, or conceptual approval of the <br />location, size, design, or relational location of any future <br />medical office building, hospital, clinic, parking lot, <br />parking structure, etc. desired to be constructed by the <br />applicant or future developers, or as indicated on the plans <br />(Exhibit "A") for reference only. <br /> <br />Landscapinq and Tree Preservation <br /> <br />12. A final landscape plan and irrigation plan shall be submitted <br />to and approved by Planning Director as part of the building <br />permit plan set prior to issuance of an on-site permit. Said <br />landscape plan shall be consistent with the approved landscape <br />plan plus any conditions of approval, and shall be detailed in <br />terms of species, location, size, quantities, and spacing. <br />Said landscape plan shall include the following: <br /> <br />a. Trees at the end of the parking rows and along the entry <br />drive shall be installed in the 24"-box size. <br /> <br />b. Celtis sinensis (Chinese hackberry) and Pyrus calleryana <br />"aristocrat" (ornamental pear) shall be included in the <br />perimeter landscape plan for Medical Office Building 3. At <br />
