Relocating street lights and intersection light standards <br />as needed. <br /> <br />Construction design details shall be submitted to the Planning <br />Director and the City Engineer for review and approval before <br />issuance of a building permit. <br /> <br />18. The project developers shall contribute its prorata share of <br />$12,000.00 towards the construction of additional left-turn <br />lanes between Valley Avenue and Santa Rita Road, based on the <br />additional proposed floor area of approximately 7,011 sq. ft. <br /> <br />19. The pedestrian connection between the two building groups <br />shall feature enhanced paving be used, e.g., patterned <br />concrete, pavers, etc. This detail shall be submitted to the <br />Planning Director for review and approval before issuance of <br />a building permit. <br /> <br />20. The plaza area to be located in front of Walgreen's and Wells <br />Fargo shall feature patterned paving, e.g., stamped concrete, <br />pavers, etc., and seating by the planters. This detail shall <br />be submitted to the Planning Director for review and approval <br />before issuance of a building permit. <br /> <br />21. Miscellaneous Requirements: <br /> <br />a. Only modular newspaper dispensers accommodating more than <br />one newspaper shall be allowed outside of buildings <br />within the development. The design of these dispensers <br />shall be approved by the Planning Director. <br /> <br />b. The property owners shall provide all tenants with copies <br />of the project conditions of approval. <br /> <br />c. Any future restaurant user that locates within the <br />complex shall be required to keep the rear doors closed <br />at all times. All restaurant facilities shall be <br />equipped at all times with filtering devices to minimize <br />odors and fumes. <br /> <br />d. There shall be no parking lot sweeping or garbage pick-up <br />between the hours of 10:00 p.m. and 6:00 a.m. <br /> <br />e. At no time shall balloons, banners, pennants, or other <br />attention-getting devices be utilized on the site except <br />as allowed by Section 18.96.060K of the Zoning Ordinance <br />for grand openings or by Section 18.116.040 of the Zoning <br />Ordinance if approved by temporary conditional use permit <br />as part of a decorating plan in conjunction with shopping <br />center promotional events.
