If required by the Police Department, the building(s) shall be equipped with an alarm system, the type to be approved by the Police Department and that this system shall be installed prior to occupancy of the building. 27. Landscape and Irrigation Design and Construction Requirements: a. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on- site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing. b. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all shrubs a minimum of five (5) gallons, unless otherwise shown on the approved landscape plan. c. six inch (6") vertical concrete curbs shall be installed between all paved and landscaped areas. d. The applicant shall provide root control barriers and four inch (4") perforated pipes for parking lot trees, street trees, and trees installed planting areas less than ten feet (10') in width, determined where necessary by the Planning Director at the time of review of the final landscape plans. e. The applicant shall enter into an agreement with the City, approved by the City Attorney, which guarantees that all landscaping and open space areas included in this project will be maintained at all times in a manner consistent with the approved landscape plan for this development. Said agreement shall run with the land for the duration of the existence of the structures located on the subject property. f. The applicant shall adjust the sprinkler heads to direct the water away from the monument signs while ensuring complete irrigation coverage of the landscaping around the sign. g. Prior to occupancy, the landscape architect shall certify in writing to the Planning Director that the landscaping has been installed in accordance with the approved landscape and irrigation plans with respect to size, number, and species of plants and overall design concept.
