<br />Resolution No. PC-95-58 <br />Page 10 <br /> <br />d. If required by the Police Department, the building(s) <br />shall be equipped with an alarm system, the type to be <br />approved by the Police Department and that this system <br />shall be installed prior to occupancy of the building. <br /> <br />27. Landscape and Irrigation Design and Construction Requirements: <br /> <br />a. A final landscape plan and irrigation plan shall be <br />submitted to and approved by Planning Director as part of <br />the building permit plan set prior to issuance of an on- <br />site permit. Said landscape plan shall be consistent <br />with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, <br />location, size, quantities, and spacing. <br /> <br />b. All trees used in landscaping be a minimum of fifteen <br />(15) gallons in size and all shrubs a minimum of five (5) <br />gallons, unless otherwise shown on the approved landscape <br />plan. <br /> <br />c. six inch (6") vertical concrete curbs shall be installed <br />between all paved and landscaped areas. <br /> <br />d. The applicant shall provide root control barriers and <br />four inch (4") perforated pipes for parking lot trees, <br />street trees, and trees installed planting areas less <br />than ten feet (10') in width, determined where necessary <br />by the Planning Director at the time of review of the <br />final landscape plans. <br /> <br />e. The applicant shall enter into an agreement with the <br />City, approved by the City Attorney, which guarantees <br />that all landscaping and open space areas included in <br />this project will be maintained at all times in a manner <br />consistent with the approved landscape plan for this <br />development. Said agreement shall run with the land for <br />the duration of the existence of the structures located <br />on the subject property. <br /> <br />f. The applicant shall adjust the sprinkler heads to direct <br />the water away from the monument signs while ensuring <br />complete irrigation coverage of the landscaping around <br />the sign. <br /> <br />g. Prior to occupancy, the landscape architect shall certify <br />in writing to the Planning Director that the landscaping <br />has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, <br />number, and species of plants and overall design concept. <br />
