The 16-inch water main indicated on Tentative Map Tract 6452 <br />as traversing from the northwesterly corner of the development <br />to Ruby Hill Drive West shall be installed with Phase III of <br />the development when deemed necessary by the City Engineer. <br /> <br />~ Gradinq and Drainaqe <br /> <br />42. No construction may occur on any lot with over 15 feet of fill <br />until one year after grading, or until such time as the <br />project soils engineer can demonstrate the stability of the <br />fill to the satisfaction of the Building Official and City <br />Engineer. <br /> <br />43. All slope banks within the project shall be limited to a <br />maximum slope of 3:1, or as otherwise approved by the City <br />Engineer. <br /> <br />44. Final grading plans for each tract should show any grading <br />necessary for repair of landslides, soil creep, etc. Final <br />grading and improvement plans shall show all subdrains, <br />buttressing, etc. needed for such repair, as indicated by <br />soils reports. Grading for these repairs shall be included in <br />the overall tract grading calculations. <br /> <br />45. Prior to approval of final map and improvement plans, Section <br />F-F and Section C-C shall be revised to show a two foot wide <br />flat area behind the property line before the beginning of the <br />3:1 slope bank. <br /> <br />46. Prior to approval of final map and improvement plans, Section <br />B-B shall be revised to show an earthen swale or concrete <br />lined ditch along the rear property line for those lots graded <br />away from the street. Said swale/ditch shall be connected to <br />an on-site drainage inlet. Unless otherwise approved by the <br />City Engineer, those lots that drain to the rear shall have <br />individual lot drainage inlets. <br /> <br />47. Prior to approval of a final map or improvement plans for any <br />tract, the grading and drainage plan for any lot which drains <br />to an open space area shall be revised such that any <br />concentrated storm drain flow shall be piped to the toe of the <br />slope or stream bed, unless otherwise approved by the City <br />Engineer. <br /> <br />48. There shall be a disclosure to all property owners whose lots <br />lie downhill from natural open space areas that the natural <br />runoff from the open space area must be accepted and <br />incorporated into their individual lot drainage plans. <br />Specific reference to these requirements shall be incorporated <br />in the deed for these lots, subject to the review and approval <br />of the City Engineer and City Attorney. <br />
