The stone and brick wainscot options provided on the front <br />building elevation of the building model plans on Sheet A6 <br />shall be carried through to portions of the side building <br />elevations similar to that shown on Sheet All. The applicant <br />shall work with staff to determine the appropriate siding <br />materials for all elevations of Plan Three (Sheet A18). These <br />changes shall be shown on revised building elevations which <br />shall be submitted to the Planning Director for review and <br />approval before issuance of a building permit. <br /> <br />9. The entry features shall be maintained by individual <br />homeowners and the provision for this maintenance shall be <br />included in the deed restrictions, subject to review by the <br />City Attorney. <br /> <br />10. A final street tree planting plan and irrigation plan shall be <br />submitted to and approved by the Planning Director as part of <br />the building permit plan set. Said landscape plan shall <br />include pyrus calleryana "Aristocrat" (pear) trees and pyrus <br />calleryana "Chanticlear" pear trees. All trees used shall be <br />a minimum of fifteen (15) gallons in size. <br /> <br />11. The developer shall provide all buyers with copies of the <br />project conditions of approval. <br /> <br />12. All private landscaping and irrigation shall be installed by <br />the homeowner within nine (9) months of occupancy. <br /> <br />13. If archeological materials are uncovered during grading, <br />trenching, or other on-site excavation, all work on site shall <br />be stopped and the City immediately notified. The county <br />coroner and the Native American Heritage Commission shall also <br />be notified and procedures followed as required in Appendix <br />"K" of the California Environmental Quality Act (CEQA) A <br />similar note shall appear on the improvement plans. <br /> <br />14. The developer acknowledges that the City of Pleasanton does <br />not guarantee the availability of sufficient sewer capacity to <br />serve this development by the approval of this case, and that <br />the developer agrees and acknowledges that building permit <br />approval may be withheld if sewer capacity is found by the <br />City not to be available. <br /> <br />15. Any damage to existing street improvements during construction <br />on the subject property shall be repaired to the satisfaction <br />of the City Engineer at full expense to the developer. This <br />shall include slurry seal, overlay, or street reconstruction <br />if deemed warranted by the City Engineer. <br />
