<br />Resolution No. PC-95-53 <br />Page 3 <br /> <br />Exhibit "B" <br />Conditions of Approval <br />Case Z-95-77 <br /> <br />1. Development shall conform substantially as shown on the <br />building floor plans and elevations, colors and materials <br />board, and the house siting plan, Exhibit "A", dated "Received <br />August 4, 1995" on file with the Planning Department, except <br />as modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to the <br />approved exhibits. <br /> <br />2. The design review approval will lapse within one (1) year from <br />the date of approval, August 9, 1995, unless a building permit <br />has been issued and construction has commenced and is <br />diligently pursued toward completion, or unless an extension <br />has been approved by the City. <br /> <br />3. Prior to issuance of a building permit, the developer shall <br />pay the required commercial development school impact fee as <br />prescribed by state law and as adopted by the Pleasanton <br />Unified School District and the applicable Zone 7 and City <br />connection fees and water meter cost for any water meters, <br />including irrigation meters. Additionally, the developer <br />shall pay any applicable DSRSD sewer permit fee. <br /> <br />4. Final inspection by the Planning Department is required prior <br />to occupancy of the houses. <br /> <br />5. The developer shall post address numerals on the building so <br />as to be plainly visible from the adjoining streets during <br />both daylight and night time hours. <br /> <br />6. In the event that any additional accessory structures, tennis <br />courts, decks, or building additions are proposed to be <br />constructed on the lots covered by this application, the <br />property owner shall submit an application for the review and <br />approval by the Planning Director. The Planning Director may <br />defer the application to the Planning Commission or other <br />applicable reviewing body if the Planning Director deems it <br />necessary. <br /> <br />7. If Lots 5 through 40 are sold as custom lots, the house design <br />and siting shall conform to the approved design guidelines. <br />Separate design review approval is required for any custom <br />lot. <br />
