<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-50 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF MARK STOKLOSA FOR A <br />CONDITIONAL USE PERMIT TO OPERATE A HEALTH AND FITNESS CLUB AS <br />FILED UNDER CASE UP-95-38 <br /> <br />WHEREAS, Mark Stoklosa (Vintage Hills Health Club) has applied for <br />a conditional use permit to operate a health and fitness <br />club at an existing vacant 20,000 square foot tenant <br />space located at the Vintage Hills Shopping Center, 3350 <br />Bernal Avenue; and <br /> <br />WHEREAS, zoning for the property is PUD-C-N (Planned unit <br />Development - commercial-Neighborhood) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of August 9, 1995, <br />the Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The site of the proposed use is located in a PUD-C- <br />N (Planned Unit Development Neighborhood/ <br />Commercial) zoning district which conditionally <br />permits gymnasiums and health clubs including <br />massage. One of the purposes of this neighborhood <br />commercial center is to provide appropriately <br />located areas for retail stores, offices and <br />personal service establishments patronized <br />primarily by residents of the immediate area. <br /> <br />The proposed health club will provide a personal <br />service available to neighborhood residents as well <br />as the Pleasanton community. Additionally, other <br />businesses in the Vintage Hills Shopping Center <br />could potentially benefit from the presence of the <br />health club in that it would draw people to the <br />shopping center who might bring additional business <br />to other tenants. The conditions of approval <br />proposed for this project give the City the <br />appropriate controls to ensure that the use does <br />not have any negative impacts on the surrounding <br />residences and businesses. <br />
