<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTy, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-48 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF VALLEY LANDSCAPE <br />SUPPLY FOR A CONDITIONAL USE PERMIT TO OPERATE A RETAIL <br />LANDSCAPE AND MASONRY SUPPLY YARD AS FILED UNDER CASE UP-95-41 <br /> <br />WHEREAS, Valley Landscape Supply has applied for a conditional use <br />permit to operate a retail landscape and masonry supply <br />yard on an approximately 1.5 acre lot located at 3878 <br />Stanley Boulevard; and <br /> <br />WHEREAS, zoning for the property is C-S (Service Commercial) <br />District; and <br /> <br />WHEREAS, at their duly noticed public hearing of July 26, 1995, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from inharmonious influences and harmful <br />intrusions, and to insure that public and private <br />lands ultimately are used for the purposes which <br />are most appropriate and beneficial to the City as <br />a whole. As conditioned, the proposed retail <br />landscape and masonry supply facility would be <br />consistent with these objectives in that it <br />provides an acceptable interim use of the property <br />until redevelopment occurs in the area. In <br />addition, the proposed use can function in a manner <br />which does not impact or interfere with the <br />surrounding uses, while providing a service to the <br />citizens of the community. <br /> <br />The subject site is located within a service <br />commercial zoning district. The purpose of the <br />service commercial district is to provide locations <br />for uses that normally require relatively large <br />sites with off-street parking, attract little or no <br />pedestrian traffic, and have features that are <br />incompatible with other commercial district.
