<br />Resolution No. PC-9S-43 <br />Page 4 <br /> <br />a. The specified number of plants shall be modified to conform <br />with the plant densities drawn on the landscape plan. <br /> <br />b. Two or three species of shrubs shall be substituted in place <br />of the proposed fern pine trees that are proposed to be <br />installed in the planter strip west of the driveway. <br /> <br />c. All trees used in landscaping be a minimum of IS gallons in <br />size and all shrubs a minimum of 5 gallons. <br /> <br />d. Groundcover shall be installed in all planting areas. <br /> <br />7. The applicant shall enter into an in-lieu parking agreement for <br />three parking spaces in accordance with the Municipal Code <br />provisions to provide the Code-required parking spaces for this <br />project. Said agreement shall be approved by the City Council <br />prior to issuance of a building permit for the project. If <br />approved by the City Council, the agreement may provide for a <br />deferred payment of the in-lieu fee until such time as a public <br />parking lot is constructed in the vicinity of the project site. <br /> <br />8. All 6 off-street parking spaces provided on the site shall be <br />reserved exclusively for use by the residents of the four apartment <br />units on the site. Signs indicating the restriction of parking <br />shall be posted at the driveway entry and in the rear driveway <br />area. The quantity, content, design, and placement of the signs, <br />shall be subject to review and approval by the Planning Director <br />prior to the issuance of building permits. <br /> <br />9. The applicant shall effectively screen from view all ducts, meters, <br />air conditioning equipment, and any other mechanical equipment, <br />whether on the structure, on the ground, or on the roof, with <br />materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for <br />issuance of building permits, the adequacy of which shall be <br />determined by the Planning Director. All required screening shall <br />be provided prior to occupancy. <br /> <br />10. All mechanical equipment shall be constructed in such a manner that <br />noise emanating from it will not be perceptible beyond the property <br />plane of the subj ect property in a normal environment for that <br />zoning district. <br /> <br />11. The applicant shall submit a final lighting plan for the building <br />and the site for the review and approval of the Planning Director <br />prior to issuance of building permits. Lighting shall be directed <br />away from adjacent residences. <br /> <br />12. Trash containers shall be stored within the enclosure at all times, <br />except when being unloaded. <br />
