<br />Resolution No. PC-95-42 <br />Page 6 <br /> <br />g. If, after the initial construction and occupancy of the <br />primary residence, a homeowner intends to add a secondary <br />dwelling unit in conformance to these building plans, it <br />shall be reviewed administratively by the Zoning <br />Administrator. This review shall include the City <br />sending written notices to adjoining property owners and <br />any public hearings deemed necessary by the Zoning <br />Administrator. <br /> <br />2. If a custom house is constructed on Lots 5 through 40, any <br />secondary dwelling unit on said lot shall be reviewed under a <br />separate conditional use permit. <br /> <br />3. Any secondary dwelling unit located on Lots 1 through 4, the <br />lots facing Trenery Drive, shall be reviewed under a separate <br />conditional use permit. <br /> <br />4. Approval of the master conditional use permit shall be <br />contingent upon approval of a design review application (Case <br />Z-95-77) for the primary residence designs of the Walnut Glen <br />Estates subdivision. If the design review application fails, <br />the master conditional use permit shall have no legal force or <br />effect. <br /> <br />5. The applicant shall pay the applicable Zone 7 and City <br />connection fees, water meter costs, and any applicable Dublin <br />San Ramon Services District (DSRSD) sewer permit fees that the <br />secondary dwelling unit may be subject before issuance of a <br />building permit. The type and amount of fees shall be those <br />in effect at the time the building permit is issued. <br /> <br />6. The applicant shall disclose to all prospective buyers the <br />master conditional use permit allowing secondary dwelling <br />units on the 36 lots of this subdivision, and shall provide to <br />all buyers copies of the project conditions of approval. In <br />addition, the applicant shall disclose on the CC&R's of this <br />development, the master conditional use permit. The <br />disclosure statements shall be submitted to the City Attorney <br />for review prior to issuance of building permits. <br /> <br />{end} <br />
