<br />Resolution No. PC-95-42 <br />Page 5 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br /> <br />Case UP-95-22 <br /> <br />1. This master conditional use permit is granted to allow <br />secondary dwelling units on Lots 5 through 40 of the Walnut <br />Glen Estates subdivision, Tract 6596, in conformance to the <br />following criteria: <br /> <br />a. The secondary dwelling unit shall be constructed as shown <br />on the building floor plans and elevations, Exhibit "A", <br />dated "Received June 9, 1995" on file with the Planning <br />Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found <br />to be in substantial conformance to the approved <br />exhibits; substantial changes, however, shall be reviewed <br />under a separate conditional use permit. <br /> <br />b. If the optional floor area is provided as regular living <br />area, access to the living area shall only be provided <br />from within the residence. <br /> <br />c. Only one unit may be rented; the other unit shall be <br />owner-occupied. With regards to the secondary dwelling <br />unit, the unit shall be occupied by no more than two <br />adults, although there shall be no limit on the number of <br />children. The applicant shall prepare a deed restriction <br />to this effect and shall submit it to the City Attorney <br />for review and approval prior to recordation before <br />occupancy of the secondary dwelling unit. <br /> <br />d. One parking space shall be made continuously available to <br />the occupant(s) of the secondary dwelling unit for <br />parking. In the event that the occupant (s) of the <br />secondary dwelling unit own(s) and operate(s) more than <br />one auto, all vehicles shall be accommodated on the lot. <br /> <br />e. The applicant shall install address signs visible from <br />the street that clearly indicate that the two separate <br />units exist on the lot. <br /> <br />f. If the secondary dwelling unit is initially constructed <br />in conformance to these plans, no additional City review <br />of these is required. <br />
