<br />Resolution No. PC-95-42 <br />Page 3 <br /> <br />Single-family dwellings are estimated to discharge <br />a daily water/sewer flow of approximately 220 <br />gallons per day. Secondary dwelling units are <br />calculated with a slightly lower average of ISO <br />gallons per day. Therefore, there should be little <br />or no impact on the sewer/utility system of the <br />subdivision. <br /> <br />The secondary dwelling unit would be constructed in <br />conformance with the City's building and fire <br />codes. <br /> <br />3. The proposed conditional use will comply with each <br />of the applicable provisions of this chapter. <br /> <br />As stated previously, the secondary dwelling units <br />to be allowed by this master conditional use permit <br />are specifically designed for the primary <br />residences of this subdivision. As designed and <br />conditioned, the secondary dwelling units would <br />meet all criteria established by the state and City <br />for their design and use. <br /> <br />WHEREAS, the master conditional use permit is covered by the <br />Environmental Impact Report (EIR) approved by the City <br />Council for the Stoneridge Drive Specific Plan; and <br /> <br />WHEREAS, the Planning Commission finds the proposed master <br />conditional use permit, as conditioned, appropriate for <br />this subdivision. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Approves Case UP-9S-22, the application of New Cities <br />Development Group for a master conditional use permit to <br />allow an au pair/secondary dwelling unit option in <br />conjunction with 36 single-family detached houses on a <br />previously approved subdivision (Walnut Glen Estates, <br />Tract 6596), subject to the conditions shown on Exhibit <br />"B" attached hereto and made part of this case by <br />reference. <br /> <br />Section 2. This resolution shall become effective IS days after <br />its passage and adoption unless appealed prior to that <br />time. <br />
