<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-42 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF NEW CITIES DEVELOPMENT <br />GROUP FOR A MASTER CONDITIONAL USE PERMIT, AS FILED UNDER CASE <br />UP-95-22 <br /> <br />WHEREAS, New Cities Development Group has applied for a master <br />conditional use permit to allow an au pair/secondary <br />dwelling unit option in conjunction with 36 single-family <br />detached houses on a previously approved subdivision <br />(Walnut Glen Estates, Tract 6596); and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- LDR (Low Density Residential) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of June 28, 1995, the <br />Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Each lot in the Walnut Glen Estates subdivision is <br />zoned PUD-LDR which, according to the approved PUD <br />development plan, allows the permitted and <br />conditional uses of the R-l zoning districts of the <br />Pleasanton Municipal Code; secondary dwelling units <br />are a conditional use in these districts. <br /> <br />As designed and constructed, the proposed secondary <br />dwelling unit would be visually integrated with the <br />appearance of the primary residence, thereby <br />maintaining the large-lot single-family character <br />of the subdivision. <br /> <br />A condition has been included which requires that <br />either the primary residence or secondary dwelling <br />unit be owner-occupied. This requirement will <br />maintain the single-family character of the <br />neighborhood. <br />
