<br />8. Signage shall be installed in the mini-park indicating that the north-side creek trail is <br />handicapped accessible with an entrance on Harvest Circle. The specific wording shall be <br />reviewed and approved by the Parks and Community Service Director and the signage <br />shall be installed in conjunction with the mini-park improvements. <br /> <br />9. Prior to the issuance of the first building permit, a Lot Line Adjustment shall be completed <br />for Parcel "B" and Parcel "D". <br /> <br />10. The final alignment of the Pleasanton Avenue/St. John Place intersection shall be reviewed <br />and approved by the City Engineer in conjunction with the review of the improvements <br />plans submitted for the final map. <br /> <br />11. The final improvement plans for the mini-park shall be submitted to the Park and <br />Community Service Director for review and approval in conjunction with the final map. <br /> <br />12. The two street trees located along the side yard of the existing home at 4239 Pleasanton <br />Avenue shall be 24 inch box size. <br /> <br />13. The applicant shall provide a bond to the City guaranteeing the installation of all common <br />open space and recreational improvements, and all common infrastructure improvements <br />shown on the approved development plan or otherwise required as part of this <br />development. The applicant shall provide an itemized cost estimate of said improvements, <br />to be submitted with the bond, for the review and approval the Planning Director prior to <br />issuance of building permits. The bond shall be returned to the applicant upon acceptance <br />of said improvements by the Planning Director. <br /> <br />14. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />15. This vesting tentative map is conditionally approved and shall only become effective if this <br />project receives growth management approval within one year of the date the vesting <br />tentative map is conditionally approved.
