The site is physically suitable for this type of <br />development and density. <br /> <br />Although the construction of the proposed project <br />will involve site grading and alteration of the <br />existing topography, this would be achieved within <br />City standards. The results of the geologic/soil <br />study submitted in conjunction with the original <br />PUD application indicate that the site is suitable <br />for residential development. In addition, <br />additional review and inspection is required as <br />part of the construction of the residential units <br />to ensure that there are no unforeseen impacts. <br /> <br />3 . The design of the subdi vision and proposed <br />improvements will not cause substantial <br />environmental damage or substantially and avoidably <br />injure fish or wildlife or their habitat. <br /> <br />The developer will construct minor improvements <br />within the confines of the Arroyo Del Valle. These <br />improvements are limited to the installation of a <br />creek trail, low water crossing, and rock rip-rap <br />to stabilize the existing creek bank. The proposed <br />plans have been reviewed by the Department of Fish <br />and Game and the Regional Water Quality Control <br />Board, which have approved the proposed plans. The <br />proposed improvements are minor in scale and will <br />not cause substantial environmental damage or <br />substantially and avoidably injure fish or wildlife <br />or their habitat. <br /> <br />4. The design of the subdivision is not likely to <br />cause serious public health problems. <br /> <br />All improvements within the subdivision would be <br />designed and built to City standards for water, <br />sewer, storm drainage, and access/circulation. <br /> <br />5. The design of the subdivision or its related <br />improvements will not conflict with easements, <br />acquired by the public at large, for access through <br />or use of property within the proposed subdivision. <br /> <br />There are several easements over the subject site. <br />However, these easements are for utilities and <br />either do not affect the development or will be <br />modified to accommodate the residential <br />development. <br /> <br />. <br />
