<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-41 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6728 (ST. <br />JOHN'S PLACE), THE APPLICATION OF NEW CITIES DEVELOPMENT GROUP <br />AND THE STRINGER COMPANY <br /> <br />WHEREAS, New Cities Development Group and the Stringer Company <br />have applied for a vesting tentative map to allow the <br />subdivision of an approximately 7.6 acre site into 43 <br />single-family residential lots with common open space (a <br />mini-park and creek area) generally located at the <br />northwest corner of the pleasanton Avenue/St. John Street <br />intersection: 4227 Pleasanton Avenue; 721 St. John <br />Street; and 675 St. John Street; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />_ MDR (Medium Density Residential) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of June 28, 1995, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, <br /> <br />a Negative Declaration of Environmental <br />previously prepared and adopted with the <br />PUD-94-04; and <br /> <br />Impact was <br />approval of <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />The proposed application is substantially <br />consistent with the proposed PUD development plan. <br />This plan is substantially consistent with the <br />original approval which was deemed compatible with <br />the General plan by the Planning Commission and <br />City Council. The proposed project will not alter <br />any issue which would change its compatibility with <br />the General Plan. <br /> <br />. <br />
