<br />6. The developer shall replant, where feasible, the existing trees to be removed from the <br />site. The developer shall provide a plan showing the location and species of these <br />existing trees and their disposition for review and approval by the Planning Director <br />before issuance of a building permit. <br /> <br />7. The north and south entrances to the Sears department store shall match the revised <br />building elevations shown on Exhibit "C". Pinal building design shall be submitted to <br />the Planning Director for review and approval prior to issuance of building permits. <br /> <br />8. Landscape tubs shall be placed on the upper level of the parking deck at the ends of the <br />parking rows located closest to the Sears building. These "tubs" shall be planted with <br />flowers, flowering shrubs, etc., and shall be drip-irrigated. The final design of the tubs, <br />planting, and irrigation shall be submitted to the Planning Director for review and <br />approval prior to issuance of building permits. <br /> <br />9. The design of the flat-faced fascia panels for the parking deck shall be as shown on <br />Exhibit "D", unless otherwise approved by the Planning Director. Pinal design shall be <br />submitted to the Planning Director for review and approval prior to issuance of building <br />permits. <br /> <br />10. The intersection of the access driveway to the lower level of the parking deck with the <br />main access driveway located on the southside of the Sears site from Stoneridge Mall <br />Road shall be reconstructed to the satisfaction of the City Engineer to prohibit right-turns <br />by vehicles exiting the lower level of the parking deck. This revision shall be shown on <br />the final site, landscape, and engineering plans for review by the Planning Director and <br />City Engineer before issuance of building permits. <br /> <br />11. The sanitary sewer system shown to be relocated outside the parking structure shall be <br />redesigned to the satisfaction of the City Engineer. The redesign shall include City <br />standard design criteria, which shall include: <br /> <br />a. The new line shall be located a minimum of ten-feet (10') from any landscape <br />island. <br /> <br />b. The pipe used shall be a minimum eight-inches (8") in diameter. <br /> <br />c. The minimum pipe slope shall be 0.003 feet per lineal foot of pipe used. <br /> <br />d. A 0.1 foot drop shall be used through the manhole where the flow changes <br />direction. <br /> <br />e.
