<br />Exhibit "B" <br />Final Conditions of Approval for Z-95-73 <br /> <br />Planning Commission <br />June 15, 1995 <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A", <br />dated "Received June 9, 1995" on file with the Planning Department, except as modified <br />by the following conditions. Final building, site, grading, and landscape plans shall be <br />submitted to the Planning Director for review and approval before issuance of a building <br />permit. Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved exhibits. <br />For the purposes of this document, the terms developer, property owner, and owner <br />refer to the Sears Roebuck Company. <br /> <br />2. Electrical transformers, back-up generators, and trash storage shall be contained within <br />the loading dock as shown on the first floor building plan. <br /> <br />3. The minimum separation from the easternmost edge of the parking deck to the face-of- <br />curb along Stoneridge Mall Road shall be twenty-five feet (25'). If the eastern edge of <br />the parking deck is moved closer towards Stoneridge Mall Road than the 84' presently <br />shown on the site/landscape plan, the landscape treatment proposed for the parking area <br />between the parking deck and street curb shall be retained. The final design for the <br />parking deck shall be shown on the final site, landscape, and engineering plans to be <br />submitted to the Planning Director for review and approval before issuance of a building <br />permit. <br /> <br />4. Additional tree and shrub planting shall be installed along the north and south sides of <br />the parking deck to augment the existing landscaping shown. This material shall be <br />shown on the final landscape plan for review and approval by the Planning Director <br />before issuance of a building permit. <br /> <br />5. Two (2) additional hanging containers shall be installed on each of the upper-level <br />parking deck trellis structures for a total of four containers. All containers shall have a <br />minimum size of ten (10) gallons and shall be "drip-irrigated".
