The Planning <br />Commission added the following conditions of approval: <br /> <br /> 1. The sides of the structures facing thc golf course fairways should be designed to address <br /> safety issues that might arise from the proximity of the golf course, e.g., using tempered <br /> glass in the windows that may be hit by golf balls. <br /> <br /> 2. Roof-mounted photovoltaic systems should be physically and visually integrated with the <br /> structure's roof materials and design, e.g., surface-mounted, low-profile, etc. <br /> <br /> 3. Tree planting for the golf course homes should be increased to one tree per 750 square <br /> feet of lot area. <br /> <br /> 4. Safety nets to protect the houses from the proximity of the golf course would not be <br /> allowed. <br /> <br /> 5. Noticing for the future design applications should include the entire Happy Valley <br /> Specific Plan area. <br /> <br /> 6. Landscape and building up-lighting and similar lighting, excluding low-level lighting for <br /> pathways, should be prohibited. <br /> <br /> 7. Westbfidge Lane should be designated as a temporary access road to the golf course lots. <br /> 8. The public trail circling the golf course may include bikes pending City approval. <br /> <br /> 9. Notice of the proposed house design applications will be sent to the Planning <br /> Commission with the noticing sent to surrounding neighbors. <br /> <br /> 10. With the notification of the Zoning Administrator's action sent to the Planning <br /> Commission, staff will provide to the Planning Commission copies of the Zoning <br /> Administrator's approval letter; conditions of approval; computer-generated photo <br /> montages of the streetscape on which the house is located, including visuals of the <br /> approved houses; and reduced copies of the plan set of the proposed house, including <br /> colored building perspectives and building elevations, photos of the study model, and the <br /> floor plans, landscape plans, grading plans, and any other design details considered by the <br /> Zoning Administrator to be pertinent to the proposed design. <br /> <br /> 1.
