through the golf course. Lots "A" through "C" belong to the Manning, Jensen, and Jordan fami- <br />lies, the previous owners of the golf course property, and would be the sites. As previously <br />stated, the development agreement on these lots exempts these home sites from Planning Com- <br />mission review. The home for John and Denva Jordan was recently constructed on Lot "C", <br />6315 Clubhouse Drive. <br /> <br />III. PROJECT DESCRIPTION <br /> <br />The applicants propose to: <br /> <br />1. Take the previously approved guidelines - ten pages of type-written text - and further <br /> develope them into two volumes with extensive diagrams, photographs, and drawings to <br /> provide clear concise direction of the individual sites' constraints and opportunities and <br /> of the four architectural types proposed for the Mariposa Ranch development including <br /> "Craftsman", "Ranch Hacienda", "Prairie/Cannel", and "Western Farmhouse". <br /> <br />2. Request the design review approval for these homes be conducted by the Zoning Admin- <br /> istrator following standard City procedures with additional procedures pertaining to the <br /> notification provided to the Planning Commission. <br /> <br />IV. ANALYSIS <br /> <br />Proposed Design Guidelines <br /> <br />The application is a modification of the existing design guidelines further refined to enhance <br />them with additional information and materials. The proposed design guidelines would include <br />two volumes: <br /> <br />1. Volume One, "Mari£osa Ranch at Callippe Preserve Exhibit 'A '", includes for each lot <br /> a detailed plot plan showing utilities, easements, setback lines, and view shed(s) and a <br /> photograph of the site or the site's view shed. The City standards section located at the <br /> back of this volume includes a verbatim copy of the previously approved guidelines. <br /> <br />2. Volume Two, "Mariposa Ranch at Callippe Preserve, Design Requirements", describes <br /> the four architectural types of the Mariposa Ranch development - "Craftsman", "Ranch <br /> Hacienda", "Prairie/Carmel", and "Western Farmhouse" - and the design review proce- <br /> dures for these homes. <br /> <br />The information contained in these two volumes is detailed and comprehensive. The four archi- <br />tectural types of the Mariposa Ranch development require the degree of detail shown here to en- <br />sure their successful translation from guideline statements to physical designs. Staff believes <br />that the proposed guidelines would provide this comprehensive level of detail and direction to <br />the future homeowners regarding all aspects of the designs of their homes. <br /> <br />Case No. PUD-98-16-3M Page 3 of 6 March 9, 2005 <br /> <br /> <br />
