Development shall be substantially as shown on the development plans, Exhibit "A", dated "Received March l3, 1995," on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. All conditions of Case PUD-8l-15, as listed in Ordinance 1010 shall remain in full force and effect. 3. The operator of Valley Collision Center shall not store cars to be repaired, or cars in the midst of repair, in any of the parking stalls at the front of the lot. All cars under repair or awaiting repair shall be parked and stored inside the building or in the parking spaces within the screened area located behind the security gate. 4. The operator of Valley Collision Center shall encourage employees to utilize the three parking spaces behind the security gate or the parallel parking spaces located along the Washington street frontage so as to leave the majority of pUblicly-accessible parking spaces available to customers. Three of the stalls located behind the security gate shall remain open and available for employee parking at all times and shall be utilized by employees. 5. All parking spaces shall be striped. Where parking spaces are fronted by concrete curbs, sufficient area shall be provided beyond the ends of all parking spaces to accommodate the overhang of automobiles. 6. The final colors of the building shall be submitted to and approved by the Planning Director prior to the issuance of a building permit. Colors shall be consistent with approved colors and shall be based on the Pantone color system. Approved colors shall be stated on the plans submitted for issuance of building permits. 7. Prior to the issuance of building permits, construction drawings shall indicate the specific materials of the security gate and how it shall be operated. The security gate may be constructed of wrought iron or of chain link with slats. If necessary, as determined by staff, the applicant may be -
