<br />Resolution No. PC-95-20 <br />Page 3 <br /> <br />EXHIBIT "B" <br />COHDXTXONS OF APPROVAL <br />Z-95-24 <br /> <br />1. Development shall be substantially as shown on the development <br />plans, Exhibit "A", dated "Received March l3, 1995," on file <br />with the Planning Department, except as modified by the <br />following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. All conditions of Case PUD-8l-15, as listed in Ordinance 1010 <br />shall remain in full force and effect. <br /> <br />3. The operator of Valley Collision Center shall not store cars <br />to be repaired, or cars in the midst of repair, in any of the <br />parking stalls at the front of the lot. All cars under repair <br />or awaiting repair shall be parked and stored inside the <br />building or in the parking spaces within the screened area <br />located behind the security gate. <br /> <br />4. The operator of Valley Collision Center shall encourage <br />employees to utilize the three parking spaces behind the <br />security gate or the parallel parking spaces located along the <br />Washington street frontage so as to leave the majority of <br />pUblicly-accessible parking spaces available to customers. <br />Three of the stalls located behind the security gate shall <br />remain open and available for employee parking at all times <br />and shall be utilized by employees. <br /> <br />5. All parking spaces shall be striped. Where parking spaces are <br />fronted by concrete curbs, sufficient area shall be provided <br />beyond the ends of all parking spaces to accommodate the <br />overhang of automobiles. <br /> <br />6. The final colors of the building shall be submitted to and <br />approved by the Planning Director prior to the issuance of a <br />building permit. Colors shall be consistent with approved <br />colors and shall be based on the Pantone color system. <br />Approved colors shall be stated on the plans submitted for <br />issuance of building permits. <br /> <br />7. Prior to the issuance of building permits, construction <br />drawings shall indicate the specific materials of the security <br />gate and how it shall be operated. The security gate may be <br />constructed of wrought iron or of chain link with slats. If <br />necessary, as determined by staff, the applicant may be <br /> <br />- <br />
