Resolution No. PC-95-17 Page 5 EXHIBIT "B" Conditions of Approval Case UP-95-02 1. This blanket conditional use permit is granted to allow the following uses in all or a portion, unless otherwise stated, of the buildings located at 3701, 3715, and 3723 old Santa Rita Road, which meet the following criteria: a. Automobile and boat upholstery and top shops, and automobile, boat, and motorcycle repair and overhaul including glass, hUll/body including painting, frame, electrical, suspension, and drive train work, restoration, and customizing, provided that: 1) Except for work-estimates, all work is done within the building. 2) No wrecked vehicles can be parked longer than 48- hours in the parking area on the site. 3) Vehicles or boats being worked-on shall be parked within the building. 4) No washing or steam-Cleaning shall occur on the parking area or on a public street. 5) These businesses may have limited sales of complete operating vehicles or boats, not to exceed 12 vehicles or boats per year, including repaired vehicles or boats being sold to recover work-costs, customized or special-built vehicles or boats constructed or brokered by the business. These vehicles or boats shall be stored and displayed in a building. 6) No wrecked vehicles leaking fluids including, but not limited to, motor oil, fuel, coolant, brake fluid, etc., may be parked in the parking area on this site. b. Furniture upholstery shops. c. Household repair shops. d. Warehouse and wholesaling, except where the storage of fuel or flammable liquids is the primary use, provided that business activity takes place within a building.
