<br />5. A wildland fire management plan shall be required with the <br />development plan to address landscaping and urban-wildland <br />interface. Landscaping shall consist of fire-retardant <br />species, shall be placed a safe distance from the house <br />(depending on the topography and other site conditions), and <br />shall be maintained as required by the management plan. The <br />wildland fire management plan shall be submitted for the <br />review and approval of the Fire Department and Planning <br />Department prior to issuance of building permits. <br /> <br />6. For structures which are 150 feet or less from the pUblic <br />street, driveway access shall be a minimum width of 16 feet <br />paved, 20 feet clear, and a maximum of 15% slope. <br />structures which are located more than 150 feet from the <br />public street shall have a paved driveway 20 feet in width <br />with a hammerhead or cul-de-sac turnaround provided which <br />meets Fire Department standards. <br /> <br />7. Properties containing landfill from the former dump site in <br />the Vineyard Corridor will need special consideration <br />regarding this issue during the development plan review <br />process. <br /> <br />8. PUD development plan approval by the Planning Commission and <br />City Council is required before building permits may be <br />issued, except for additions, re-builds, and accessory <br />structures less than 400 square feet in floor area and <br />exceeding 10 feet in height, which shall be subject to the <br />City's administrative design procedures. <br /> <br />9. Property owners will be required to connect to City <br />utilities when they become available; the applicant shall <br />record a declaration of restriction reflecting this <br />requirement. <br /> <br />deviBB.Brp/jmi <br />
