<br />Resolution No. PC-95-l2 <br />Page 8 <br /> <br />25. Prior to the approval of a tentative map for PODs 0, R, V, <br />and W, the water main alignment within the Tiger Salamander <br />Habitat from the water reservoir into the subdivision shall <br />be identified. The applicant shall make every attempt to <br />ensure that this alignment is designed parallel to the PG&E <br />gas line to reduce impacts of development within the Tiger <br />Salamander Habitat area. The exact location of the water <br />main shall be subject to the approval of the city Engineer <br />and Planning Director. This portion of the water main shall <br />be ductile iron unless otherwise approved by the City <br />Engineer. This line shall be cathodic protected if located <br />adjacent to the PG&E gas main and if so determined by the <br />city Engineer and/or PG&E. <br /> <br />26. Prior to approval of a final map and improvement plans for <br />POD W, a 20 feet wide exclusive water line easement shall be <br />indicated through one of the lots at the end of the most <br />easterly POD W cul-de-sac to route the water line from the <br />water reservoir into the subdivision. This easement area <br />shall be designated as open space and not included within a <br />private lot area. It shall be owned and maintained by the <br />homeowners' association. Gates shall be located at one or <br />both ends of the access easement to prevent unauthorized <br />entry into the Tiger Salamander Habitat. The final <br />configuration, exact location, disposition, and security of <br />this easement/common area and water main shall be determined <br />by the City Engineer and Planning Director prior to approval <br />of any final map or improvement plans which affect this area <br />or is dependent upon water service from this reservoir. <br /> <br />27. The final location of the tank site shall be subject to the <br />review and approval of the Planning Director and Director of <br />Public Works. All final landscape plans shall indicate <br />vegetative screening for the tank location. <br /> <br />28. The 16-inch water main indicated on Tentative Map Tract 6452 <br />as traversing from the northwesterly corner of the <br />development to Ruby Hill Drive West shall be installed with <br />Phase II of the project when deemed necessary by the City <br />Engineer. <br /> <br />GRADING AND DRAINAGE <br /> <br />29. The developer shall submit an erosion and sedimentation <br />control plan or procedure as part of the improvement plans. <br />Grading completed prior to October 15 shall be revegetated <br />and stabilized by October 15. Grading completed between <br />october 16 and April 15 shall be revegetated and <br />restabilized as soon as possible after completion of <br />grading. <br />
