<br />Director for review and approval prior to final map approval. <br /> <br />15. The setbacks for the homes shall be as generally shown on the Preliminary Landscape <br />Plan, Sheet L-l, Exhibit "A", dated "Received January 6, 1995" on file with the Planning <br />Department. In no case shall the rear yard setback be less than fifteen (15) feet and the <br />side yard setbacks be less than five (5) feet. <br /> <br />16. On corner lots, the interior side yard setback shall be five (5) feet. <br /> <br />17. All additions to the primary structure in the future shall meet all development standards of <br />the R-I-6,500 zoning district. <br /> <br />18. The developer shall prepare development standards for inclusion within the CC&R's and <br />PUD Development Plan for decks, patio covers, pools, and other accessory structures for <br />review and approval by the Planning Director prior to approval of a final map. Said <br />standards shall limit such structures in such a way as to ensure adequate open space in <br />rear/side yards while allowing reasonable use of accessory structures. <br /> <br />19. This PUD shall be subject to the permitted and conditional uses of the R-I-6,500 zoning <br />district, except as modified herein. <br /> <br />20. In conjunction with the improvement plans submitted for final map approval, the specific <br />details for the 12 foot wide Emergency Vehicle Access connection over the railroad tracks <br />connecting the ends of St. John Street shall be included for review and approval of the <br />Planning Director. Prior to building permit issuance, the developer shall obtain all <br />necessary approvals from the railroad to construct said EVA. Prior to occupancy of the <br />first unit, the EVA shall be installed. <br /> <br />21. The applicant shall submit a final lighting plan for the building and the site for the review <br />and approval of the Planning Director prior to issuance of building permits. In general, <br />the applicant shall seek to use street lights and light standards which are complementary to <br />the "Downtown" design theme. <br /> <br />22. All utilities required to serve any existing or proposed development on-site shall be <br />installed underground, unless otherwise determined by the City Engineer. <br /> <br />23. The design details for the low-flow crossing, creek trial, and mini-park (which shall <br />include play equipment for children) shall be shown on the improvement plans submitted <br />in conjunction with the final map and shall be subject to Planning Director review and <br />approval. <br /> <br />24. The developer shall make. a good faith effort in obtaining all necessary approvals <br />(including but not limited to Zone 7, the Army Corps of Engineers, and the Department of <br />Fish & Game) to construct the low-flow crossing and creek trail. <br /> <br />PUD-94-04 <br /> <br />Planning Commission Conditions Of Approval <br /> <br />Page 3 of 13 <br />
