<br />7. The irrigation system for each lot shall be designed to readily accommodate the future rear <br />yard landscaping. In general, the manifold system shall include a stub-out to <br />accommodate the installation of additional automatic values and the automatic timer used <br />for the front yard and the landscape planter strip shall include provisions for at least two <br />additional stations to accommodate the future rear yard landscape needs. <br /> <br />8. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum <br />of 5 gallons, unless otherwise shown on the approved landscape plan and approved by the <br />Planning Director. <br /> <br />9. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />10. The applicant shall provide root control barriers and four inch perforated pipes for street <br />trees and trees in planting areas less than ten feet in width, as determined necessary by the <br />Planning Director and the City Landscape Architect at the time of review of the final <br />landscape plans. <br /> <br />11. In conjunction with the landscape plans, the developer shall coordinate the selection of the <br />street trees within the landscape planter adjacent to the street with the City Landscape <br />Architect and the Planning Director in order to select a tree that will be compatible with <br />the narrowness of the landscape planter. <br /> <br />12. The applicant shall comply with the recommendations of the tree report prepared by <br />HORTSCIENCE dated October 1994 and the addendum prepared by HORTSCIENCE <br />dated December 21, 1994. Tree trimming and/or pruning shall be consistent with that <br />specified in the tree report or as further recommended by HORTSCIENCE. The grading <br />and improvement plans submitted in conjunction with the final map shall contain sufficient <br />detail to determine what impacts the proposed development may have on the trees which <br />are to remain, in particular the tree located at the southwest corner of the Pleasanton <br />Avenue/St. John Street intersection. The applicant shall arrange for the horticultural <br />consultant to conduct a field inspection with the neighbors and staff to ensure that all <br />recommendations contained within the tree report have been properly implemented. The <br />consultant shall certifY in writing that such recommendations have been followed. <br /> <br />13. No trees shall be removed other than those specifically designated for removal on the <br />approved plans or tree report. The applicant shall post cash, letter of credit, or other <br />security satisfactory to the Planning Director in the amount of $5,000 for each tree <br />required to be preserved, up to a maximum of $25,000. This cash bond or security shall <br />be retained for one year following acceptance of public improvements or completion of <br />construction, whichever is later, and shall be forfeited if the trees are destroyed or <br />substantially damaged. <br /> <br />14. As part of the disclosure statement for the development for those lots which are required <br />to preserve existing trees, wording shall be included notifYing all future home buyers of <br />the requirement to preserve said trees.
