<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-04 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE NEGATIVE DECLARATION <br />FOR THE APPLICATION OF NEW CITIES DEVELOPMENT GROUP AND THE <br />STRINGER COMPANY AS FILED UNDER CASE PUD-94-04 <br /> <br />WHEREAS, New cities Development Group (Frederick Bates) and the <br />Stringer Company (Scott stringer) have applied for <br />Planned unit Development (PUD) Development Plan approval <br />for the construction of 43 detached single-family homes <br />on three properties totaling 7. 6:t acres located generally <br />at the northwest corner of the Pleasanton Avenue/st. John <br />street intersection (4227 Pleasanton Avenue; 721 st. John <br />street; and 675 st. John street [the former Graham-Hitch <br />mortuary site]); and <br /> <br />WHEREAS, at its meeting of January 25, 1995, the Planning <br />commission received a proposed negative declaration for <br />Case PUD-94-04; and <br /> <br />WHEREAS, the Planning commission has received and reviewed the <br />Initial study dated November 4, 1994, and received the <br />recommendations of the staff; and <br /> <br />WHEREAS, a duly noticed public hearing was held at which time the <br />public was given the opportunity to comment on the <br />environmental impacts of the proposal; and <br /> <br />WHEREAS, the Planning commission has reviewed the potential <br />impacts in accordance with the applicable state and local <br />guidelines governing the preparation of Negative <br />Declarations and Environmental Impact Reports; and <br /> <br />WHEREAS, the Planning commission finds that the proposed project <br />would not have any significant adverse effects on the <br />environment. <br />
