<br />Resolution No. PC-95-03 <br />Page 4 <br /> <br />EXHIBIT A <br />Resolution No. PC-95-03 <br />Conditions of Approval <br />Case UP-94-84 <br /> <br />1. The proposed use shall conform substantially to the site plan, <br />landscape plan, floor plan, staff report project description, <br />and related materials, dated "Received December 1, 1994" and <br />"January 13, 1995," on file with the Planning Department, <br />except as modified by these conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to the <br />approved exhibits. <br /> <br />2. The applicant shall install asphalt paving, in amounts deemed <br />acceptable by the city Engineer, on all drive aisles and <br />parking areas of the site. All parking spaces shall be <br />striped. Wheel stops shall be provided unless the spaces are <br />fronted by concrete curbs, in which case sufficient areas <br />shall be provided beyond the ends of all parking spaces to <br />accommodate the overhang of automobiles. The applicant shall <br />submit a paving and drainage plan to the Planning Director, <br />city Engineer, and the Director of Building Inspection for <br />review and approval prior to paving the site. said paving <br />shall be completed within 6 (six) months of use permit <br />approval. The applicant shall maintain the paving so that it <br />retains its impervious, all-weather qualities. <br /> <br />3. The applicants shall be responsible for the regular cleaning <br />and maintenance of the oil/water separator; a maintenance <br />schedule shall be prepared within one month of use permit <br />approval for review and approval of the city Engineer. <br /> <br />4. The applicant shall construct vertical P. C. c. curbs and <br />gutters within this project unless otherwise approved by the <br />City Engineer. six inch vertical concrete curbs shall be <br />installed between all paved and landscaped areas. <br /> <br />5. Uses on the rear, unpaved portion of the site shall be limited <br />to storage of excess irrigation pipes, plants, soil, mulch and <br />similar landscape and irrigation materials. No vehicle <br />storage shall be allowed in this area. <br /> <br />6. Equipment (i.e. tractors, trenchers, etc.) shall be parked or <br />stored within the paved rear parking area at all times. No <br />equipment shall be parked on the public street or on the <br />unpaved portion of the site. <br /> <br />. <br />
