The proposed use shall conform substantially to the site plan, landscape plan, floor plan, staff report project description, and related materials, dated "Received December 1, 1994" and "January 13, 1995," on file with the Planning Department, except as modified by these conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. The applicant shall install asphalt paving, in amounts deemed acceptable by the city Engineer, on all drive aisles and parking areas of the site. All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are fronted by concrete curbs, in which case sufficient areas shall be provided beyond the ends of all parking spaces to accommodate the overhang of automobiles. The applicant shall submit a paving and drainage plan to the Planning Director, city Engineer, and the Director of Building Inspection for review and approval prior to paving the site. said paving shall be completed within 6 (six) months of use permit approval. The applicant shall maintain the paving so that it retains its impervious, all-weather qualities. 3. The applicants shall be responsible for the regular cleaning and maintenance of the oil/water separator; a maintenance schedule shall be prepared within one month of use permit approval for review and approval of the city Engineer. 4. The applicant shall construct vertical P. C. c. curbs and gutters within this project unless otherwise approved by the City Engineer. six inch vertical concrete curbs shall be installed between all paved and landscaped areas. 5. Uses on the rear, unpaved portion of the site shall be limited to storage of excess irrigation pipes, plants, soil, mulch and similar landscape and irrigation materials. No vehicle storage shall be allowed in this area. 6. Equipment (i.e. tractors, trenchers, etc.) shall be parked or stored within the paved rear parking area at all times. No equipment shall be parked on the public street or on the unpaved portion of the site. .
