Pan-Cal Develooment ComDanv <br />Application for a major modification to PUD-90-18, the approved development for the <br />Bonde subdivision, to reduce the minimum required building separations from 20' 0" to <br />15' 0", and for design review approval of the single-story house designs on five vacant <br />lots located between East Angela Street and the parking area for St. Augustine's <br />Catholic Church. Zoning for the properties is PUD (Planned Unit Development) - RDR, <br />LDR, and MDR (Rural Density Residential, Low Density Residential, and Medium <br />Density Residential) District. <br /> <br />Mr. Iserson presented the staff report for the major modification of an approved PUD <br />development plan for the Bonde subdivision, changing the minimum required building <br />separation from 20 feet to 15 feet and design review approval of the house designs. These <br />sites are located on East Angela Street, south of the parking area for St. Augustine's Catholic <br />Church. Shapell Industries has entered into an agreement with PanCal to purchase these five <br />lots. Staff was originally going to approve the house design, however, a neighbor's appeal <br />of the minor modification changed it to a major modification.
