<br />Referring to Condition 25, Mr. Plagman stated his reasons for not wanting to change the <br />condition to require completion of Dublin Canyon Road improvements before building <br />permits are issued: (1) it is the main entrance to their development and they will want the <br />road improvements done before the models are opened and (2) the City has not made a final <br />decision on the design criteria for Dublin Canyon Road. He would disagree to the words <br />"before building permits be issued." <br /> <br />Commissioner Hovingh motioned, seconded by Commissioner McGuirk, making the <br />tentative map findings and approving Case Vesting Tentative Map Tract 6590, subject <br />to the conditions of approval listed in Exhibit "B." <br /> <br />Commissioner Barker proposed for a friendly amendment to request Condition 25 be <br />modified to state: "prior to the issuance of building permits." Humnhrevs <br />Application for development plan approval to allow the subdivision of the existing 14.65 <br />acre parcel into a 1.33 acre parcel with the existing home and a 13.32 acre remainder <br />parcel located at 986 Sycamore Road. Zoning for the property is PUD (Planned Unit <br />Development) _ LDR (Low Density Residential) District. The Planning Commission will <br />also consider the Negative Declaration prepared for the project. <br /> <br />Mr. Iserson presented the staff report for the application for development plan approval for a <br />Planned Unit Development to allow the subdivision of a 14.65 acre parcel into a 1.33 acre <br />parcel and a 13.32 acre parcel located in the North Sycamore area. There are conditions on <br />this PUD prohibiting further development until the infrastructure is complete as required by <br />the North Sycamore Specific Plan. Because the applicant is not proposing any development, <br />this PUD meets the intent of the Specific Plan.
