Commissioner Barker asked how much money is anticipated to be realized from the sale of
the Sycamore property. McDonald stated the terms are being reviewed, and it is believed to
sell for $5.6 million. Commissioner Barker continued discussion of the sales and purchase
prices of Del Prado versus the Stoneridge site and whether or not in a few years the School
Board will be looking at purchasing another site for much more money than they are
realizing from the sale of Del Prado.

Gene Pons, 832 Abbey Street, attended meetings of the School Board and feels an excellent
job was done explaining the situation. Because the property has not been developed for so
many years, he, as a taxpayer, is concerned about the unnecessary fees that have been paid
on this parcel over the years. From a planning perspective, he feels this is a good
development and fits in well with the density of the area.

Janet Yarbrough, 4560 Eull Ct., is a member of the Budget Advisory Committee and
Facilities Committee of the Pleasanton School District. She urged the support of the General
Plan Amendment. In June, 1995, the School Board agreed to use the proceeds of the sale of
Del Prado for capital improvements at Walnut Grove.

In response to Commissioner Barker, Ms. Yarbrough stated that they are in the process of
developing a priority list for facilities at all the elementary schools.

Carl Metz stated this issue is at least fifteen years old, and several Boards have
recommended this site as surplus. Mr. Metz feels the sale of the Sycamore property will not
happen until the 1998 timeframe, and we need to take advantage of the full asking price sale
of the Del Prado site. He feels the Walnut Grove school is in dire need of improvements.

Bob Perko, 2274 Camino Brazos, supports the development. He feels the developer's
presentations were very informative and supports the comments of the previous speakers.

Todd Dal Porto, 7893 La Quinta Ct., stated one reason he had for moving to Pleasanton was
the reputation of the schools. He encouraged the support of the project.

Rudy Johnson, 5655 Black Avenue, is very much in favor of the project and has found no
one in the neighborhood opposed to the project. However, he is concerned about the high
amount of traffic on Black Avenue, projecting that about 400 cars per day are driving at
excessive speed. He requested that the Commission support the four-way stop sign at Black
Avenue and Calle Ricardo.

Gail Luparena, 5568 Paseo Navarro, has a great deal of interest in this project because her
property adjoins this park. She fully supports this project and likes the fact that the
developer is working with the neighbors. The speaker doesn't want this to be a school site
because of the added traffic.

Planning Commission Minutes

Page 9

September 27, 1995
