Mr. Jones feels Alternative 3 is the only alternative that fits everyone's desires. He believes
it is better to have the roadway along the creekside as well as being able to face the homes
toward the creek.

Ray Thompson, 1777 Rose A venue, indicated that these homes are not as large as the Rose
Lane homes, but this is a different economic time. These changes are what staff and Zone 7
said they would like to have.

PUBLIC HEARING WAS CLOSED

Commissioner Dove noted that he talked to Messrs. Bitz, Marshall, Jansen, and Thompson.
He clarified with staff that the zoning has been in effect since the 1986 General Plan.

Commissioner Wright noted he approved the first application and also supports this
application with Alternative 2.

Commissioner Hovingh commented that he likes this 13-unit design better than the previous
design.

Commissioner Barker is concerned for the neighbors concerns that the lots are now smaller
and future developments may have even smaller lots. She thinks she would have liked the
first plan better with no through street. Commissioner Barker would like to see a master
plan for this area.

Commissioner Dove is in support of the revised 13-lot development. Chairman Lutz is also
in support of the 13-lot development.

Commissioner Wright motioned, seconded by Commissioner Dove, finding the proposed
PUD rezoning and development plan are consistent with the General Plan for the
property.

ROLL CALL VOTE

AYES:
NOES:
ABSENT:
ABSTAIN:

Commissioners Dove, Hovingh, Wright and Chairman Lutz
Commissioner Barker
Commissioner McGuirk
None

Resolution No. PC-9S-71 was entered finding the proposed PUD rezoning and
development plan are consistent with the General Plan for the property, as motioned.

Planning Commission Minutes

Pag" 19

September 27, 1995
