Welle and Item 6e., <br />PUD-95-03, Lynden Homes, were continued to September 13, 1995. <br /> <br />5. MATTERS CONTINUED FOR DECISION <br />6. PUBLIC HEARINGS <br /> <br />a. UP-95-40. Pamela V. Welle <br />Application for a home occupation use permit to conduct group, semi-private, and <br />private tutoring sessions, Monday through Friday, 2:00 p.m. until 8 p.m., in the <br />residence located at 1021 Crellin Road. Zoning for the property is R-1-6,5oo District. <br /> <br />Continued to September 13, 1995. <br /> <br />b. Z-94-252. Dean and Nancv Jefferies <br />Application for design review approval to construct an approximately 3,300 square foot <br />two-story home on an approximately 10,000 square foot lot located at 326 Diamond <br />Court. Zoning for the property is R-I-8,500 District. <br /> <br />Mr. Swift presented the staff report for the application of Dean and Nancy Jefferies for a <br />design approval to construct a 3,301 sq. ft. single-family residence at 326 Diamond Court. <br /> <br />~ Mr. Swift advised that the issues with the neighbor, Mr. Severini, have been resolved. <br />Another neighbor, Mr. Macari, notified staff he would no longer oppose the application with <br />the addition of supplemental Condition 3 (distributed at the Commission meeting). All <br />neighbors are now in agreement with the design of the home, which incorporates the design <br />features staff envisions for this neighborhood. Based on these [mdings, staff recommends <br />approval, subject to the attached Conditions of Approval in Exhibit B. <br /> <br />Commissioner Hovingh questioned staff how the applicants will be able to water and <br />maintain the five foot sideyard, as indicated in Exhibit C. Mr. Swift advised that the front <br />yard is not fenced and is open to that five foot corridor, therefore providing easy access to <br />this area for maintenance. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Bruce Lyon, architect, 3160 Crow Canyon Road, San Ramon, advised that he and the <br />applicants have worked with staff to mitigate all neighbor concerns. They have removed the <br />rear decking, relocated the house on the lot as far forward as possible, and provided a wider <br />than normal sideyard. The architecture of the roof line has been designed to be stepped up <br />to minimize the overall height of the house.
