Tentative Tract MaD 6779. Rubv Hill
Application to subdivide an approximately 227-acre site into 147 lots of approximately
20,000 square feet each and open space in accordance with the previously-approved
PUD modification for Phase II of Ruby Hill and a two-lot subdivision of Parcel D of
Tract 6556 located south of Vineyard Avenue and west of Vallecitos Road. Zoning for
the property is PUD (Planned Unit Development) - A/OS/LDR (Agriculture/Open
Space/Low Density Residential) District.

Mr. Swift presented the staff report regarding the Tentative Tract Map 6779, Ruby Hill,
recommending approval of the application.

Mr. Swift noted some inconsistencies of the staff report and the wording of the conditions of
approval. The landscaping of Parcel D will be done in conjunction with the final map; the
grading near the pump station will be reviewed by the Engineering Department; there is to be
no occupancy of homes until any needed water tanks are in place and operational; the width
of the road to the water tank is at the discretion of the Public Works Director. No
modifications are needed to the Conditions.

Commissioner Barker inquired if the water tank road is a public or private road. Mr.
Beougher advised it is a public service road. Mr. Swift noted that the City will have an
easement over the road for access by City crews.

Regarding the sound wall issue, Mr. Swift stated that staff has asked Ruby Hill officials to
revisit this issue with Livermore officials. Ruby Hill officials do not believe the sound wall
is contrary to their agreement with Livermore. This is a short wall which will be screened
by shrubs.

PUBLIC HEARING WAS OPENED

Planning Commission Minutes

Page 19

August 9. 1995
