Tentative Tract MaD 6779. Rubv Hill <br />Application to subdivide an approximately 227-acre site into 147 lots of approximately <br />20,000 square feet each and open space in accordance with the previously-approved <br />PUD modification for Phase II of Ruby Hill and a two-lot subdivision of Parcel D of <br />Tract 6556 located south of Vineyard Avenue and west of Vallecitos Road. Zoning for <br />the property is PUD (Planned Unit Development) - A/OS/LDR (Agriculture/Open <br />Space/Low Density Residential) District. <br /> <br />Mr. Swift presented the staff report regarding the Tentative Tract Map 6779, Ruby Hill, <br />recommending approval of the application. <br /> <br />Mr. Swift noted some inconsistencies of the staff report and the wording of the conditions of <br />approval. The landscaping of Parcel D will be done in conjunction with the final map; the <br />grading near the pump station will be reviewed by the Engineering Department; there is to be <br />no occupancy of homes until any needed water tanks are in place and operational; the width <br />of the road to the water tank is at the discretion of the Public Works Director. No <br />modifications are needed to the Conditions. <br /> <br />Commissioner Barker inquired if the water tank road is a public or private road. Mr. <br />Beougher advised it is a public service road. Mr. Swift noted that the City will have an <br />easement over the road for access by City crews. <br /> <br />Regarding the sound wall issue, Mr. Swift stated that staff has asked Ruby Hill officials to <br />revisit this issue with Livermore officials. Ruby Hill officials do not believe the sound wall <br />is contrary to their agreement with Livermore.
