<br />Dave Jones, 1605 Rose Avenue, does not feel this is a "country" development because of the <br />size of lots, and feels the 100 foot wide lots are more amenable to ranch style house. He <br />also feels that the trees will not survive along the sidewalks. The speaker does not feel the <br />creek is an asset to the development, and also does not believe the rear yards are useful in <br />size. Mr. Jones spoke to the historical aspects of the easement. He also spoke to the <br />problems with the non-drainage of the easement as well as the graveling and grading of the <br />easement. <br /> <br />Mr. Jones reviewed minutes and staff reports from meetings concerning these parcels from <br />the 1980's and early 1990's, pointing out that 10,000 square foot lots have been the bare <br />minimum size allowable. <br /> <br />Mr. Jones also believes the creek value has been abandoned by the developer because Lots 6 <br />and 7 face each other, not the creek. He feels that if the creek is not used as an amenity, it <br />should not be included in the overall gross acreage. <br /> <br />Mr. Jones concluded that the density of the porches and driveways are very close to the <br />fencelines. He also believes a better development could be produced if Rose Avenue was not <br />extended. <br /> <br />Ernest Jones, 1725 Rose Avenue, feels his property will lose $50,000 in value because of the <br />proposed development. Mr. Jones does not intend to develop, fmd a new driveway, or leave <br />the land. Mr. Jones feels it should be at the decision of a court of law to decide about the <br />use of his easement, not the City Attorney or staff. <br /> <br />Mr. Jones feels the property in the Arroyo is unusable land. <br /> <br />Mr. Jones commented that he had very few conversations with the developer concerning the <br />issues of this development. He did agree to the developer filling in some of the drainage <br />problems. <br /> <br />Mr. Jones has had a tree removed which was diseased. He feels the rest may be diseased as <br />well, therefore, they will also need to be removed. <br /> <br />Mr. Thompson rebutted the previous comments of the Joneses. Mr. Thompson stated he <br />would like to develop his property just as the Joneses have developed their property. This is <br />the plan that staff and Zone 7 approve for this property. Mr. Thompson feels he should not <br />be restricted to a one-story model when the Joneses were not restricted in that way.
