PUD-95-02. AAAAA Rent-a-Soace (Knuooe Familv) <br />Application for Planned Unit Development development plan approval to construct a <br />two-story, 108,000 square foot self-storage facility located at 5700 Pleasant Hill Road. <br />Zoning for the property is PUD (Planned Unit Development) - C-O (Office Commercial) <br />District. The Planning Commission will also consider the Negative Declaration prepared <br />for this project. <br /> <br />Mr. Iserson presented the staff report for the application for a PUD development plan <br />approval to construct a two-story, 10S,000 square foot self storage facility at 5700 Pleasant <br />Hill Road. Zoning for the property is PUD - Commercial/Office. <br /> <br />Mr. Iserson advised that there have been neighborhood meetings and written communications <br />received by staff in which the neighborhood has expressed opposition to the project citing <br />property devaluation, traffic, land use compatibility, impacts to views and parks, and <br />operational issues. <br /> <br />Mr. Iserson noted that there is only one approved use for this site which is for a retirement <br />hotel facility. <br /> <br />Mr. Iserson described the project, noting that the building has been designed to resemble an <br />office building which includes "fake" windows, recessed first floor to allow shrubbery to be <br />planted beneath the second story, two comer plaza areas, and landscaping along the street. <br />Staff believes that, if approved, more trees need to be added for transitioning to the park, <br />and more shrubbery is necessary around the building. <br /> <br />Staff feels the setbacks are inadequate and should be increased along Stoneridge Drive and <br />Pleasant Hill Road. The City's reviewing architect has reviewed this project, with one <br />suggestion of modifying the column design already being incorporated. Line of sight studies <br />show that the existing trees would soften the look of the project from the surrounding areas, <br />however, the view of the ridge would be lost to the first floor of the Gold Creek <br />Townhomes, and partially blocked from the second floor balconies. <br /> <br />Planning Commission Minutes <br /> <br />Page 3 <br /> <br />June 28, 1995 <br /> <br />~ <br />
