Britannia Develonment <br />Application for design review approval to construct a 69,500 square foot single-story <br />offICe/service building located at 5720 Stoneridge Drive in the Hacienda Business Park. <br />Zoning for the property is PUD (Planned Unit Development) - I-C/O (IndustriaI- <br />Commercial/Office) District. <br /> <br />Mr. Plucker presented the staff report concerning Britannia Developments' application for a <br />PUD development plan approval to allow the construction of a one-story, 69,500 sq. ft. <br />office building on a 5.95 acre parcel in Hacienda Business Park. Access to the site is <br />provided by a driveway off of Hacienda and a future common driveway off Stoneridge <br />Drive. This is Phase III of the Britannia Business Center, therefore, the architect, building <br />design, and building colors will match that of Phases I and II. This project has been <br />reviewed by and approved by the Hacienda Business Park. <br /> <br />Mr. Plucker noted that two minor issues needed resolution and were handled by conditions of <br />approval __ bicycle parking and additional landscaping. He also called to the Commission's <br />attention a memo from Brian Swift, dated June 14, 1995, regarding Condition No. 31, school <br />impact fees. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Al Chamorro, 2415 Mariner Square Drive, Alameda, project architect, also noted that this is <br />the third phase of a development started five years ago. The speaker noted there were no <br />concerns with the conditions of approval. <br /> <br />Some discussion ensued regarding the medians and left-turn access into the site. <br /> <br />PUBLIC HEARING WAS CWSED <br /> <br />A motion was made by Commi....ioner Hovingh, seconded by Commissioner McGuirk, <br />approving Case PUD-81-30-58D, subject to the conditions of approval listed in Exhibit <br />"B," with the following modification: <br /> <br />Condition 31: As per memo dated June 14, 1995, from Brian Swift, "Prior to the <br />issuance of a building permit, the developer shall pay the required commercial <br />development school impact fee as prescribed by State Law and as adopted by the <br />Pleasanton Unified School District.
