L.P. <br />Application for a major modification to an approved PUD development plan for Ruby <br />Hill development to allow revisions to the approved land plan. The areas affected by <br />the proposed revisions include residential pods N, Q, and U located in the center of the <br />back nine loop and generally consisting of 1/2-acre custom homesites; Pods E and J <br />which are production homesites located on West Ruby Hill Drive to the east and west of <br />the tennis/swim center and across from the golf clubhouse; and Pod W which consists of <br />3/4 to l-acre+ custom homesites located adjacent to the salamander habitat area at the <br />southernmost end of the project. The Ruby Hill development is bounded generally by <br />East Vineyard Avenue on the north and northeast and Vallecitos Road on the south and <br />southeast. Zoning for the property is PUD-A/OS/LDR (Planned Unit Development- <br />Agricultural/Open Space/Low Density Residential) District. <br /> <br />Ms. Watt presented the staff report on the major modification requested by Ruby Hill <br />Development Joint Venture to revise the development plan for Ruby Hill Phase II. The <br />modification involves changes in the grading plan and circulation pattern. Areas of change <br />are Pods E, J, and K across from the golf clubhouse. The revisions help to better align the <br />lots to the natural topography and to provide a better relation to the tennis and swim areas. <br /> <br />Major changes in Pods N, Q, and U (the center area of Ruby Hill) involve adding open areas <br />between lots and changes in the circulation patterns. They changed windy streets to one loop <br />streets and cul-de-sacs.
