<br />Removing Lots 11 and 27, and re-plot the site to stafrs recommendations. <br />Add a single-story element to the tloorplans. <br /> <br />The motion failed due to lack of a second. <br /> <br />A motion was made by Commi~ioner Barker, seconded by Commi~ioner Lutz, <br />recommending approval of the PUD-94-04, St. John's Place, to the City Council subject <br />to the conditions of approval listed in Exhibit B, with the following modifications: <br /> <br />The same modifications as in the fll'St motion. <br /> <br />Eliminllting one lot from the project and reconfiguring Lots 11 and 27. <br /> <br />ROLL CALL VOTE <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioner Barker and Lutz <br />Commissioners Hovingh, McGuirk and Chairman Wright <br />None <br />None <br /> <br />The motion failed. <br /> <br />PUBLIC HEARING WAS RE-OPENED <br /> <br />Mr. Bates again spoke to the Commission, outlining the economics of this project in depth. <br />This project has a lot of loading (site clean-up, undergrounding of the utilities, irregular <br />site). They originally proposed 45 homes with the profit coming in the sale of the last five <br />homes. They have lost two lots, so the profit is in the last three homes. Taking out one <br />more lot, they would build the project for the profit in two homes. There is a point where <br />they will just not go forward with the project for such a small margin. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Chairman Wright feels that they are close to throwing something away that would be good <br />for the community instead of what could be proposed in the future. The density would not <br />change, just the product. <br /> <br />A motion was made by Commissioner McGuirk, seconded by Chainnan Wright, <br />recommending approval of the PUD-94-04, St. John's Place, to the City Council subject <br />to the conditions of approval listed in Exhibit B, with the following modifications: <br /> <br />Planning Commission Minutes <br /> <br />Page 11 <br /> <br />January 25, 1995 <br />
