<br />Commissioner Barker commented that she likes the neighborhood park and the low-flow <br />bridge. She would like to see the park enlarged to the size of two lots. She likes the low- <br />flow bridge. She also feels the HOA will eventually want to give the park ownership to the <br />City. She also agrees the buyers should have some input to choose their house color scheme. <br />Commissioner Barker inquired if parking on Pleasanton A venue could be restricted to one <br />side only. Mr. Plucker advised that the Traffic Committee wi11look at this situation. <br /> <br />Commissioner Dove commented that perhaps the size of the trees could be reduced to more <br />adequately fit the size of the designed landscape/mow strip. <br /> <br />Commissioner Lutz feels this is a very nice development and feels it is preferable to multiple <br />units. He would like to lower the density of the houses without killing the project. He also <br />feels the geotechnical and fire hazard issues can be adequately addressed. <br /> <br />Chairman Wright noted that he likes very much the architecture of the project. He noted the <br />concept that the architecture that makes this project so attractive and complementary to the <br />neighborhood is expensive to build, therefore, a higher density is required to make the <br />project viable. He feels the window articulation needs to be added to only those visible lots <br />(Lot I, 43, 40, 4, and 35), and he feels the articulation design can be left to the architect. <br />He also concurs with giving the buyer a limited selection for house color schemes. He also <br />agrees with the garage sizes as designed, he does not want to take away house square <br />footage. Chairman Wright would like to eliminate the recommendation to incorporate single <br />story houses into the development. He feels there is enough variation between the elevations <br />to create the desire effect. Because the developer is installing the landscaping, he would like <br />to see the green strips throughout the development. If not, he would at least like to have it <br />maintained on the Pleasanton Avenue extension. The rest of the development could have <br />monolithic sidewalks which will add to the depth of the front yards. <br /> <br />Mr. Bates advised the architect had not sited the house plans to the lots as of yet. The <br />minimum backyard depth is 16 feet. <br /> <br />Chairman Wright continued that the trees sited in the tree report should be saved. He feels <br />the Arroyo acreage as well as the trail park is enough of an amenity to offset the density <br />requested. He also feels a dry walkway or a bridge as described by Mr. Bates is adequate, <br />as is putting money aside while waiting for Fish and Game approval. If the request is denied <br />by Fish and Game, he feels the money should be returned to the City, not to the <br />homeowners. <br /> <br />Commissioner Hovingh added that if the money is held for some period of years before the <br />bridge is built, he does not want the City liable to make up any shortfall between the <br />estimated and the actual construction costs. <br /> <br />Planning Commission Minutes <br /> <br />Page 9 <br /> <br />January 11, 1995 <br />
