<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY. CALIFORNIA <br /> <br />RESOLUTION NO. PC-2004-59 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />PAUL PFLUG FOR PUD DEVELOPMENT PLAN APPROVAL, <br />AS FILED UNDER CASE PUD-41 <br /> <br />WHEREAS, Paul Pflug has applied for PUD development plan approval to construct a <br />1,229-square-foot, second-story addition, to remodel an existing one-story, <br />2, 133-square-foot single-family home, and to create site development standards <br />for the lot located at 582 Sycamore Road in the North Sycamore Specific Plan <br />area; and <br /> <br />WHEREAS, zoning for the property is PUD-A (Planned Unit Development - Agriculture) <br />District; and <br /> <br />WHEREAS, at its duly noticed public hearing of September 22, 2004, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission determined that there were no changes to the <br />environmental circumstances and impacts from the time that the Enviromnental <br />Impact Report for the North Sycamore Specific Plan area was certified in <br />February 1991 that would affect the environmental document; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed project is appropriate for <br />the site; and <br /> <br />WHEREAS, the Planning Commission made the following findings for the PUD development <br />plan: <br /> <br />1. The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The proposed project, as designed and conditioned, meets all applicable City <br />standards concerning public health, safety, and welfare, e.g., vehicle access, <br />geologic hazards (new development not within a special studies zone), and flood <br />hazards. Full public street infrastructure; streets; and water, storm, and sanitary <br />sewer lines are present to serve the proposed development on this site. Therefore, <br />this finding can be made <br /> <br />111 . <br />
