<br />any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. <br /> <br />34. The City street tree in front of the subject property may be removed and replaced as <br />shown on the site plan. The City street tree shall be replaced with a minimum 24-inch <br />box sized tree. Unless otherwise approved by the City Landscape Architect, the <br />replacement tree shall be crape myrtle. Said modification shall be submitted in <br />conjunction with the plans submitted for issuance of building permits and shall be subject <br />to the review and approval by the Planning Director prior to issuance of building permits <br />for the project. <br /> <br />35. The project developer shall provide root control barriers and four inch (4") perforated <br />pipes for the street tree. <br /> <br />36. All trees used in landscaping shall be a minimum of fifteen (15) gallons in size and all <br />shrubs a minimum of five (5) gallons, unless otherwise conditioned or shown on the <br />approved landscape plan. <br /> <br />37. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br /> <br />38. Unless otherwise approved by the Planning Director, six-inch (6") vertical concrete curbs <br />shall be installed between all paved and landscaped areas. <br /> <br />Building Permit Review: <br /> <br />39. To initiate the building permit plan check process, the applicant shall submit the <br />following: <br /> <br />a. Three (3) full-size sets of construction plans (wet-stamped and signed); <br /> <br />b. Two (2) sets of the necessary structural and Title 24 calculations; <br /> <br />c. Two (2) copies of a site-specific soils report; <br /> <br />d. The completed Building Permit Questionnaire; and <br /> <br />e. The necessary fees. <br /> <br />40. All dwelling units shall be constructed to meet Title 24 state energy requirements. <br /> <br />41. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br /> <br />6 <br /> <br />'" <br />
