<br />Resolution No. PC-2004-51 <br />Page Two <br /> <br />2. The proposed location of the conditional use and the conditions under which it would <br />be operated or maintained will not be detrimental to the public health, safety, or <br />welfare, or materially injurious to the properties or improvements in the vicinity. <br /> <br />Given the large number of parking spaces in the shopping center, the number of parking <br />spaces allocated to the proposed use, and the actual demand for parking, the proposed <br />facility would have adequate off-street parking to meet the demand and would not <br />adversely impact the adjacent tenants. The proposed use is to operated entirely indoors, <br />and its pre-school and recreation programs would not interfere with adjacent uses. The <br />streets leading to the site are designed per City standards and are signalized to provide <br />safe access into and out ofthe site. In addition, the nearest residential developments <br />(Siena and Valencia neighborhoods) are approximately 350 feet form the subject tenant <br />suite. No significant impacts are anticipated from the proposed use if it is operated in a <br />professional manner. In order to ensure that the proposed use meet all applicable Code <br />requirements, conditions of approval have been included requiring the applicant to <br />contact the Building and Fire Departments. Therefore, this finding can be made. <br /> <br />3. The proposed conditional use will comply with each of the applicable provisions of <br />the Zoning Ordinance. <br /> <br />The site's zoning regulations conditionally permit the establishment of a children's <br />drop-off and activity center. The proposed use complies with all relevant sections of the <br />zoning ordinance. Granting a conditional use permit to the applicant for a tutoring <br />facility would be consistent with the City's ability to regulate zoning as listed in the <br />Pleasanton Municipal Code. Therefore, this finding can be made. <br /> <br />WHEREAS, the Plarming Commission determined that the proposed conditional use would be <br />compatible with the existing uses in the area. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case PCUP-119, the application of Christina Petrosky/p3 Party Place, <br />for conditional use permit to operate a children's drop-off and activity center <br />within an existing building located at 5688 Stoneridge Drive in Hacienda Plaza, <br />Suite 105, subject to the conditions shown in Exhibit B, attached hereto and made <br />part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br /> <br />'" <br /> <br />. <br />
