This coordination should include establishment of a <br />buffer area around the nesting site within which land development activities (such as <br />grading and other construction activities) are restricted. The buffer area should extend <br />50 feet from the base ofthe trunk or 25 feet from the drip line ofthe tree in which the <br />nest is located, whichever is greater. <br /> <br />Landscaping and Irrigation: <br /> <br />19. Landscaping the Stanley Boulevard median along the BMX site frontage shall be <br />included in the project scope and shall be installed to the greatest extent feasible as <br />funding for the project permits and if approval from Alameda County can be obtained. <br /> <br />20. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be detailed in terms of species, location, size, quantities, and <br />spacing. Unless otherwise approved by the Plarming Director, the applicant shall <br />incorporate the following items into the landscape plan: <br /> <br />a. A few evergreen trees shall be installed within the park. <br /> <br />b. The trees planted along the western park boundary shall generally follow PG&E's <br />guidelines for planting trees near overhead power lines. <br /> <br />c. Two additional trees shall be installed near the northwest corner of the site to help <br />screen the restrooms. <br /> <br />d. All trees used in landscaping shall be a minimum of 24-inch box size. <br /> <br />Building Permit Review: <br /> <br />21. The building permit plan check materials will be accepted for submittal only after <br />completion of the fifteen- (15) day appeal period, unless the project developer submits a <br />signed statement acknowledging that the plan check fees may be forfeited in the event <br />that the approval is overturned on appeal, or that the design is significantly changed as a <br />result of the appeal. In no case will a building permit be issued prior to the expiration of <br />the fifteen (15) day time-period. <br /> <br />22. All building plans must comply with all codes and ordinances in effect before the <br />Building Department will issue permits. <br /> <br />23. The project developer shall submit a building survey and/or record of survey and a site <br />development plan for the BMX site in accordance with the provisions of Chapter 18.68 of <br />the Municipal Code of the City of Pleasant on. These plans shall be approved by the <br />Chief Building Official prior to the issuance of a building permit.
