This coordination should include establishment of a buffer area around the nesting site within which land development activities (such as grading and other construction activities) are restricted. The buffer area should extend 50 feet from the base ofthe trunk or 25 feet from the drip line ofthe tree in which the nest is located, whichever is greater. Landscaping and Irrigation: 19. Landscaping the Stanley Boulevard median along the BMX site frontage shall be included in the project scope and shall be installed to the greatest extent feasible as funding for the project permits and if approval from Alameda County can be obtained. 20. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be detailed in terms of species, location, size, quantities, and spacing. Unless otherwise approved by the Plarming Director, the applicant shall incorporate the following items into the landscape plan: a. A few evergreen trees shall be installed within the park. b. The trees planted along the western park boundary shall generally follow PG&E's guidelines for planting trees near overhead power lines. c. Two additional trees shall be installed near the northwest corner of the site to help screen the restrooms. d. All trees used in landscaping shall be a minimum of 24-inch box size. Building Permit Review: 21. The building permit plan check materials will be accepted for submittal only after completion of the fifteen- (15) day appeal period, unless the project developer submits a signed statement acknowledging that the plan check fees may be forfeited in the event that the approval is overturned on appeal, or that the design is significantly changed as a result of the appeal. In no case will a building permit be issued prior to the expiration of the fifteen (15) day time-period. 22. All building plans must comply with all codes and ordinances in effect before the Building Department will issue permits. 23. The project developer shall submit a building survey and/or record of survey and a site development plan for the BMX site in accordance with the provisions of Chapter 18.68 of the Municipal Code of the City of Pleasant on. These plans shall be approved by the Chief Building Official prior to the issuance of a building permit.
