<br />LandscapinglHardscaping <br /> <br />6. A three-foot wide landscaping strip shall be provided along the easterly property line. This <br />strip shall be covered with groundcovers and shrubs. The final landscape plan shall <br />include details of the species, locations and sizes of the planting and irrigation and shall <br />be submitted to the Planning Director for review and approval prior to issuance of <br />building permits. <br /> <br />7. The concrete driveway and walkway shall be replaced with permeable material, such as <br />pavers. This change shall be shown on the construction drawing submitted for building <br />permits. <br /> <br />8. The applicant shall show the dripline of the tree that is located on the adjacent property to <br />the west. If the proposed drainage system is to be located along the westerly property <br />line, the applicant shall provide a tree report from a certified arborist stating the tree <br />protection measures during the construction. Prior to commencement of construction, the <br />applicant shall install tree protection fence at the dripline. In the event that significant <br />damage is done to this tree due to the proposed construction, the applicant shall replace <br />the tree with a 24-inch box tree. The tree specie shall be native to the area, be agreed by <br />the adjacent property owner, and be approved by the Plarming Director prior to <br />replacement. <br /> <br />Building and Engineering <br /> <br />9. The applicant shall receive all applicable permits for the project from Alameda County, <br />unless the property is annexed into the City of Pleasanton prior or during construction, in <br />which case the applicant may be required to receive all applicable permits and approvals <br />from the City of Pleasant on, as determined by the Chief Building Official. <br /> <br />{end} <br /> <br />2 <br />
